Should I Repair, Patch or Replace My Roof?

 This is a question many homeowners ask us.  The simple answer is that at some point all roofs will require replacing.  With that said, not all situations call for total replacement.  Here are some things to consider.  As always, we believe consulting with a trained roofing professional who is versed in proper roof inspection will help you make the right decision for your home.

Some Key Warning Signs to Help You Choose the Correct Course of Action

  • Does your roof show signs of sagging?
  • Have you detected any leaks on your ceilings or walls?
  • Is your roof missing shingles, or has cracked or curling shingles?
  • Are there excessive amounts of shingle granules in your gutters?
  • Are their signs of rot or moss and algae on the roof?
  • Is your roof already 20 years old or approaching 20 years age?

 When It’s OK to Patch or Repair Your Roof

While all roofs will eventually need replacing there are times when it’s OK and acceptable to patch or repair your roof.  When you experience roof damage from a falling branch, or a storm, and the area affected is small or the damage limited to the loss of some shingles, a roof patch or repair may be the way to go.  Even in an instance when the damage creates a leak it may still be possible to fix it without a total replacement.

When Replacement Make Sense

 If the damage is across a wider area of the roof and the roof is approaching 20 years of age it will make more sense to replace the entire roof. Age is the most common reason roofs need replacing and repairing or patching an older roof will just end up costing you time and money and ultimately won’t extend the life of the roof.
